Immo Watch
Daily watcher for Austrian real-estate portals. Fetches saved searches on willhaben, ImmoScout24, immowelt and derStandard, keeps only listings it has never seen, and writes a daily digest.
Immo Watch runs every morning against saved searches on willhaben.at, immobilienscout24.at, immowelt.at and immobilien.derstandard.at, for rent and for sale. Each run drops anything already reported and writes every new listing as an Obsidian-friendly Markdown note plus a daily digest grouped by search.
The full archive lives in SQLite, so it can be filtered and sorted on demand, and the tool is built to be driven through chat: ask for "rentals under €1000 with 2+ rooms" or "cheapest flats in Graz this week" and Claude runs the query. Around it sits an acquisition toolkit for evaluating Austrian property deals, from affordability and land prices to a due-diligence playbook.
